How to Evaluate an Off-Plan Purchase Before You Commit
CIWA Advisory Desk · 22 July 2026

Off-plan pricing can be attractive, but the decision rests on delivery risk, documentation and the developer's track record — not the discount.
Off-plan buying trades certainty for pricing. The questions that matter are rarely about the brochure.
Start with the developer: completed projects, delivery timelines actually achieved, and how previous buyers were treated when timelines slipped.
Then read the sale agreement carefully. Understand what happens to your deposit in a delay, what specification is contractually guaranteed, and how variations are handled.
Finally, model your own numbers. Financing costs during construction, service charges after handover and realistic rent assumptions decide whether the discount was real.
